At Baird Real Estate, we see both owners and tenants as invaluable assets to the expansion of our business. We are genuinely grateful for the trust bestowed on us by all of owners and especially value the loyalty of high quality tenants. At Baird Real Estate we are committed to provide exceptional service to all of our clients and customers and on this site we have information regarding all aspects of leasing properties through the Baird Real Estate Property Management Department.
Current tenants are able to “log onto” this site and access details regarding their tenancy. Such information includes:
- Requesting any repairs or maintenance
- Advise of changes in contact details
- Access details regarding where their rent is currently paid to and when their lease expires.
- Make general enquiries regarding their tenancy and other leasing details
Tenants are an important part of our business. We therefore make the following commitments to all tenants:
- Tenants will at all times be treated with courtesy and respect.
- All tenant’s rights under the Residential Tenancy Act will be supported by the managing agent and any advice sought by tenants will be supplied objectively.
- All requests made by tenants will be listened to and considered.

Advice for Shared Tenancy
When propertied are leased by more than one tenant, the following are tips to make the tenancy easier:
- We ask that as soon as any contact numbers or places of employment change we be contacted so we can update your records. This ensures smooth communication between tenants and agents.
- Ensure the rent is paid weekly by nominating one person to pay it on an agreed day each week. In past experiences where tenants share a property, having each tenant pay only their share of the rent repeatedly causes problems As time passes any someone forgetting to pay adds up and then eventually the tenancy falls into arrears. As each tenant is named on the lease, all the tenants are responsible for having the rent paid and therefore ALL tenants will be held accountable should arrears notices be issued.
- We also recommend that the water bill is covered in one payment to ensure no confusion. As with rental payments, ALL tenants will be held responsible for paying water.
When one tenant vacates a property and the other intends to stay on there are several requirements Baird Real Estate need to make sure all details are covered. These are explained at a meeting that is scheduled in the office following the office receiving written notice from all parties confirming the tenant’s intended vacate. At this time all necessary forms and completed and if applicable the current lease is amended and the new tenant/s will sign to accept full responsibility for the property. Any additional prospective tenants that wish to also occupy the property will have to submit an application form which is then subject to the landlord’s final approval.
Before Leasing a Property
Baird Real Estate require all applicants to inspect the respective property prior their application being approved. For details on inspecting properties available for lease please contact the Property Management Department on (02) 4991 7977. Inspections are done during business hours only.
Following an inspection of the property an application can then be submitted either in person to our office at
Baird Real Estate endeavours to contact all applicants within 48 hours of receiving the application.
When the application has been approved by the Landlord, you will be contacted to arrange a time to come in and sign the lease agreement and all other paperwork needed to lease the property. Appointments for lease signing are done strictly by appointment only. You will be advised of the amounts payable on that day prior to receiving the keys. You will also be instructed to pay a reservation fee of One (1) weeks rent to secure the property.
During the Tenancy
During the tenancy there are many issues that may need attending to. At which point we always ask that you contact the office first and speak to a member of the Property Management department.
Should emergency repairs be needed at the property, please contact the office on (02) 4991 7977 immediately and an appropriate tradesman will be organised.
Things You Need to Know
- Where applicable, you are responsible for maintaining the lawns and gardens to keep them in an acceptable state.
- Should you wish to have Foxtel/Austar, a second phone line or picture hooks installed, you must contact the office is writing prior to having it installed.
- If any contact details change you are required to advise Baird Real Estate as soon as practical
- Properties are inspected regularly and you will receive written notice no less than seven (7) days prior
- You are responsible for paying water usage, if applicable. This is payable to Baird Real Estate for amount invoiced to you.

- Should you be locked out of your property a copy of the keys are available from the office during office hours and must be returned prior to close of business the same day.
Ending your Tenancy
Under the Residential Tenancy Act, tenants are required to give notice if they intend to vacate a property. This notice varies depending on the status of the Residential Tenancy Agreement. Baird Real Estate requires the following notice from tenants to terminate the lease agreement.
If your lease agreement has already expired:
As per Residential Tenancy Act, you are required to give twenty-one (21) days notice of your intended vacate. This notice must be submitted to Baird Real Estate in writing prior to the 21 days starting.
If your lease agreement is about to expire:
You are required to give fourteen (14) days notice in writing. This means the notice must be given in the last 14 days of the fixed term of the lease and the vacating date is after the expiry date of the lease.
If you are still in a fixed term:
No minimum notice is required. You do need to submit written notice of your intended vacate date to Baird Real Estate as soon as possible as you are in effect “breaking your lease agreement”. Subsequently you will be responsible for the following:
- Rent to be paid up until a new tenant leases the property. This is regardless of when you actually move out of the property.
- Costs associated with advertising the property.
- A re-letting fee of one (1) weeks rent + GST
- Documentation fee of $18.00
All notices received will be responded to in writing confirming the details received.
A pre-vacating inspection will then be organised where by a member of the Property Management department will come to the premises and explain the vacating process in detail including allowing access for prospective tenants to inspect.
