Welcome to the October 2009 edition of the Baird Real Estate Property Management Newsletter.
Well the warm weather is definitely upon us now and with summer just around the corner so is Christmas. Unfortunately, for property management this means the year is slowing down and the quality tenants are starting to dry up. At this time of year Baird Real Estate focuses on ensuring as many tenants as possible are locked into fixed term leases to prevent the properties sitting vacant for extended periods. Baird Real Estate takes the threat of climate change seriously. As many landlords may now be aware, the Federal Government has increased the rebate for ceiling insulation from $1000 to $1600. Baird Real Estate has had many local insulation installers contacting the office offering to install ceiling insulation at no cost to property owners. We are also encouraging the landlords of the older properties to have the shower heads replaced with new water efficient ones to cut down on water wastage and further help the environment.
The Australian Government has set up a website for home owners full of tips and ideas for reducing their carbon footprint. They are also offering free Home Sustainability Assessments whereby an assessor attends your property, evaluates your carbon output, and then will deliver a full report detailing areas that can be improved.
