Welcome to the July 2009 edition of our Newsletter.

                                               Trade Night Invitation

We are excited to announce to our valued Landlords that you are the first to be invited to our Trades Night.  The evening will be an event linking our tradespeople to landlords.  To our knowledge, an event like this has never taken place in Cessnock before.

Enclosed is your invitation, as well as a list of our tradespeople attending.  We look forward to seeing you at this historic evening.

Recently Leased Properties

 In relation to the current rental market, it does not seem that the market is going to cool anytime soo.  Most properties it seems are being leased after only one or two open homes.  A selection of some of the properties we have recently leased include:

· 14 Shedden Street, Cessnock – leased for $380 per week after the 2nd inspection

· Lot 87 Myrtle Lane, Kelman Estate – leased for $320 per week after 1 inspection

· 50 Kendall Street, Bellbird – leased for $280 per week after 1 inspection

· 104 Allandale Road, Cessnock – leased for $230 per week after 1 inspection

· 27 Desmond Street, Cessnock – was advertised for $300 per week, but leased for $400 per week

· 141 Wine Country Drive, Nulkaba – leased for $430 per week after 2nd inspection

We have a number of quality tenants still searching for properties in the $200 to $250 per week price bracket.  We also have a number of tenants looking for four bedroom homes.

If you know of anyone who may have a property that is not currently tenanted and would like an up to date opinion of rental return, please call either Ashlee or Joseph.

Awards

We would like to congratulate both Joseph Lorriman and our Agency as a whole for being short listed as finalists in the Real Estate Institute of NSW (REINSW) Awards 2009 Excellence Finalists.

· Joseph — is a finalist in the category of “Young Agents – Residential Property Management Achievement”.

· Baird Real Estate — is a finalist in the category of “Residential Agency – Small”.

The winners in each category will be announced at a formal evening at the Hilton Sydney on Saturday 10th October 2009.  We will let you know how we fare in coming in the October issue.

We would also like to congratulate our Front Office Manager, Ellise McDonald on being named Hunter Region Apprenticeship & Trainee Advisory Committee (HRATA) Trainee of the Year Property (Real Estate) also receiving Phil Darby Memorial Award.

Repairs

The following article came from REINSW website and it is in relation to Maintenance – Life Span Guidelines.  Please note that these are guidelines only and can vary based on things like the area, the type of construction and the turnover of tenants:

· Painting (internal) – 5 years

· Painting (exterior) – varies, usually every 7 years

· Hot water system – every 7 years

· Oven – every 10 years

· Bathroom renovation – every 20 years

· Kitchen renovation – every 10 – 15 years

· Replacing floor coverings including carpets – every 7 - 10 years

· If the property has a smoke alarm, ensure it is working – 
   have the electrician check it annually.

· For houses – structural checks including safety of balconies, verandahs and roofs
   – annually

· Clean gutters – check annually

· Pest inspections – check annually

· Swimming pool – check filtration equipment – annually

    Electrical wiring – check every 2 - 3 years
