Welcome to the first edition of the new look Property Management Newsletter.
It has been an exciting month at Baird Real Estate this month with record leasings and major increases in the average rent. With the current shortage in rental properties available on the market, it has sent rent prices soaring. In the last 12 months, at Baird Real Estate the average rental property has leaped by nearly $100.00 per week! Meaning investors are getting over $5000 extra in their pocket each year!
This year, Baird Real Estate has also been achieving high rents for properties in the area. We have recently leased three properties in Vineyard Grove for in excess of $350.00 per week each! We also leased a property in Nulkaba for a massive $450.00 per week. All of these leased within 2 inspections! This demonstrates that we are not only leasing properties fast, we also get exceptional rents for our valued landlords.
We are still chasing more properties to try and keep up with the huge demand in our area. For the first 3 weeks this month we had 0% Vacancy!!! We ask that if you know anyone who has a vacant property and is considering renting it out. That they contact us and we can provide an obligation free appraisal detailing all the options available.
Also, as you are aware Joseph and I have gone back to the original system with our individual portfolios (Ashlee – East and Joseph – West). In doing this we are aiming to provide a higher level of service to our landlords not seen before in Cessnock. We feel that by maintaining exceptionally high levels of communication and reporting any details regardless of how minor, to our landlords we can only surpass their expectations and result in very happy and satisfied landlords. Baird Real Estate will also be holding a Landlord Information and Trade in May this year at the new Performing Arts Centre in Cessnock. Invitations will be sent with April’s End of Month Statements.
