Residential property management in real estate has become highly competitive over recent years and we have no doubt you will find another agent who will offer to let and manage your investment for a very low fee. They can afford to do that as they usually do not specialise in property management, but merely see it as an adjunct to their sales income.

Our service philosophy is simple “to look after your property as if it were our own!”  This means always selecting the best quality tenants, achieving the highest market rental, ensuring that your property is maintained in excellent condition and providing you with prompt, personalised service at all times.

At Baird Real Estate applicants for rental properties undergo thorough screening to ensure those who are successful are the best possible tenants for your property. We not only check their employment status and previous rental history, we also check that they are not listed on Tenancy Information Centre Australasia (TICA) list for default tenants. We do not cut corners simply to put someone in. As a result of our thorough processing, the applicants that will be put to you for your final approval will be nothing but the best and your property will have exceptional tenants that are prepared to look after your property as if it is their own.

Once an appropriate tenant is selected, we have them sign all required documents before obtaining possession of the property. This protects you, the owner and us, the agent. Prior to the tenant signing the lease agreement an extensive and detailed inspection is carried out to complete the ingoing condition report. At this inspection, every detail of the condition of the property is recorded to ensure that when the tenant vacates, the property is left in the same condition. A copy of the condition report is then supplied to the tenant and they are required to sign off on it to confirm the details are correct. This is done to protect your investment. Should any damage occur, the tenant is then responsible for repairing it.

If any repairs or maintenance be needed for the property during the tenancy we will always endeavour to contact yourself for authorisation prior to sending a work order to one of our qualified and trusted tradesmen. Should you have your own preferences for tradespeople we are more than happy to accommodate them, providing all qualifications and insurances are current. Following any repairs or maintenance work being carried out a copy of the invoice from the tradespeople will be forwarded to you for your records.

During the tenancy we conduct regular routine inspections. These are carried out in the 3rd month of tenancy and every 6 months thereafter. This is done to ensure the property is being properly maintained. You will receive a copy of the report along with supporting photographs. This gives you an opportunity to ‘view’ the property and discuss with our property management department any improvements or maintenance that may be required.

At Baird Real Estate our property management department offers timely payments of all rental income. Statements are produced and sent every month and payments can be forwarded either by cheque or direct deposited in the account of your choice. This is to ensure your payments are received without delay. Should your tenant fall behind in their rent we will enforce our ‘Zero Tolerance’ approach. We have various measure in place to minimise arrears.  This means we follow up all tenants that falls behind and monitor their progress. All of our tenants are made aware of our strict policy and will be issued with a termination notice upon the 15th day of arrears.

To ensure you are receiving the appropriate market rent for your property Baird Real Estate Property Management Department reviews the rent leading up to the expiry of the fixed lease term. We will always consult you first to make sure you are satisfied with the amount proposed.
