To whom it may concern, I have been utilising Joseph Lorriman’s services as a property manager for my properties in the Cessnock, NSW. Recently I completed the construction of a duplex. Cessnock has a few real estate agencies. I was in a dilemma as to which agency to use for the property management services I was going to require. Joseph took the initiative during the construction of my properties to call me at various stages of the construction process to discuss the merits of the rental market in Cessnock. His interest in the market, combined with his professionalism and friendly manner led me to engage his services to manage my properties. Prior to practical completion of the properties, he had advertised the properties, vetted prospective tenants and locked in tenants for me at rents that were towards the upper end of the rental market in the Cessnock area. I have found his level of service, advice and knowledge about the local property market to be exceptional. I have owned properties in Perth and Sydney and have used property managers when renting these properties. It is extremely rare to come across a property manager (such as Joseph) who provides the guidance and feedback to the property owner that he does. I would highly recommend him to anyone looking to engage the services of a property manager.

Dear Joseph, I just wanted to congratulate and thank you for achieving a strong rental result on my recently completed new villa development at 10 Mount Pleasant Grove in Vineyard Grove, Cessnock. You achieved a record rental return for three bedroom villas within this estate with one of the villas leased extremely quickly and right on the completion date. It''s important for my clients to start realising their investment returns immediately and the gross yield of the development is obviously very important to them. You co-ordinated the tenant to move in the same day keys were received from the builder, in fact you drove to Maitland to pick up the keys so your tenant would not be delayed in their move. The second villa was leased at the same return on a longer term lease. You were completely professional throughout the entire transaction and your knowledge and experience particularly on this area after having worked in council was very valuable. You continue to follow up with both myself and my client on every detail or issue that has arisen. When I decided to sell my house, I immediately thought of Baird Real Estate. Firstly because I knew the family and also I had received good reports about their success in the area. I wasn’t disappointed, as upon contact I was given a presentation which gave me a thorough insight into their selling techniques. I requested that they and they only, handle my sale. My home was an old home with some work that needed updating. A lot of young “marrieds” were looking for something a bit more modern. During the time that my home was on the market, the Baird Real Estate Team was always on the mark contacting me and following up any interested persons and it was not long before another inspection with a purchaser was arranged and things looked very good. The Baird Real Estate team was there the whole way through my sale, advising me and leading the way in action. I could not fault their attention and I am very happy to speak highly of their salesmanship and follow up assistance. Advice on what action to follow was always readily available. When looking for an agent to let our new properties we didn’t choose to go with Baird Real Estate at first because the rates were higher than the other agents. Though the adage of “you get what you pay for” is certainly true in this case. We started with another agent who quite frankly didn’t show much enthusiasm or a great deal of skill for letting out our homes. As soon as Joe called Baird Real Estate about taking on our property they were down there, Tim taking photos and being frank about what we could expect to get from the Cessnock rental market. Our property was also listed almost straight away on the website and your other advertising followed soon after. The full colour booklets that Baird Real Estate distribute are definitely a bonus and help to show your property in its true light. One other major difference we noticed was how Baird Real Estate kept us informed about where we were at with potential tenants. They would always call us whereas before we would be trying to contact the other agents with not a great deal of success. Then, to top things off Baird’s rented out both our homes in an amazingly short period of time (I’d like to say record time but I don’t know what the record is!). With Joe and I living in Sydney and having demanding jobs we are very comfortable in the knowledge that we have Baird Real Estate in Cessnock to take care of things for us.

There are not enough words to describe how thankful we are for the help and dedication that was given to us through the process of purchasing our first home. We had started our search for a suitable property a couple of months before getting in contact with Baird Real Estate, obviously with no success. From our first inspection with Baird it was already a breath of fresh air compared to others we had previously and this was not due to a difference in the quality of houses but the quality of service that was given. From the moment we first arrived at our first inspection, we were treated with respect, politeness and room to view the property at our own pace and with the privacy to talk to each other about likes and dislikes which no other real estate gave the courtesy of doing. Heath then worked day and night to find our dream home which in only a matter of weeks, through his dedication to customer service - he did. The most amazing realisation was that absolutely nothing was a problem for Heath and the other staff. Even in times of the settlement where a real estate agent is not included, Heath was only ever a phone call or even a text message away waiting to give us a hand or even useful and much appreciated advise as being this was our first home, it was all new to us. To anyone out there who is thinking of buying or even selling, I could not recommend more strongly to talk to Baird Real Estate Cessnock. For those who are buying, i can guarantee that no other real estate in town and i highly doubt even out of town could give the level of service that we have received. For those who are selling, remember that your real estate agent is the person that potential buyers will give their trust to. Due to the commitment we received off this real estate we aren''t even interested in looking at houses advertised with other agencies due to our previous bad experiences with them. At such a stressful time, we knew we were only going to buy with someone we trusted considering that your house is the largest purchase you will ever make.
