Once again we have some nice rain which will be needed for the months ahead, be sure to read our issue on presentation of your gardens this spring: Courtesy of Andrew Brenchly.

MARKET OVERVIEW
Traditionally the next couple of months is a very busy period for buyers & sellers, most people like to be settled into their new home prior to xmas, with daylight savings, people have more opportunity to locate the perfect property…

RUN THE BRIDGE
Another huge fundraising success. We almost raised $3,000 for ongoing support needs for children on the Autistic Spectrum. Heath ran in 46 minutes & Ellise just over 1 hour both completed the race with 12,000 other people. It was a buzz running over the Harbour for such a worthy cause. You should dust off the joggers & join Ellise & myself next year. Bridge

SPRING GARDENING TIPS
You don’t have to be a green thumb to follow some of Andrew’s tips to make your gardens thrive in Spring,

·Put a thick layer of mulch over your garden, about 75 millimetres in total, be careful not to cover the stems of trees or the plants, Garden Mulch can be bought from your local landscape supplier

·Fertilise the lawn with a synthetic fertiliser, I would not use organic fertiliser if your house is on the market, you don't want potential purchasers smelling manure and walking it through your home, your local hardware store will sell a good all purpose lawn food.

·Don't forget to remove your weeds, if you don't want to spray chemicals on the weeds in the gardens just boil the kettle & use hot boiling water on the weeds (Do not do this on your lawn )  cut off any dead leaves and flowers and use a slow release fertiliser on your plants, do this buy scraping away your mulch by hand and placing a small amount of fertiliser on the soil, then gently move the mulch back into position

·If water restrictions allow, water in your fertiliser well,

·Mow regularly but not to low, the higher you cut the greener your lawn will look

RECENT TESTIMONIALS:

To Whom it may Concern, My Cessnock investment property has been managed by Baird Real Estate for over two years. I cannot speak highly enough of the entire property management team at Baird’s, but especially of Ashlee Murray, with whom I deal with on a regular basis. Ashlee is readily available to assist in all matters that arise, is prompt with information and provides consistent updates concerning the property and tenants. I have found her to be approachable, honest with advice and willing to maintain an open dialogue about the best solutions, whilst considering the needs of a landlord, as issues present themselves. Her thoroughness in all that she does has been evident in all our dealings; be it periodic inspection reports, updates on maintenance work or the sourcing of new tenants. Ashlee is quick to return calls, considered in her advice and provides a great, supportive service to anyone seeking a property manager based in Cessnock. I would have no hesitation in recommending Ashlee and the team at Baird Real Estate.
