SALES MARKET OVERVIEW
There has been a steady flow of first homebuyers and a large increase of investment enquiry for residential property since Christmas 2009.
In the last four months our agency has reduced time on the market by 20% and produced some outstanding prices for our vendors.
Joseph Lorriman, Senior Property manager and Property Advisor has produced an outstanding result in sales, $3,000,000 in residential real estate sold since Christmas.
Our Property Management department continues to push boundaries with recent homes in the Cessnock area leasing just under the $500 per week mark.
There is a positive feeling in the community, with all the summer rain in the Hunter Valley making it picturesque at the moment.
Hopefully everyone is having a positive 2010, the Chinese year of the tiger, might be something in that for the NRL fans!
PROPERTY MANAGEMENT MARKET OVERVIEW
The rental market is still continuing to be as strong as it has ever been in the Cessnock area. Our Vacancy rates are still maintaining to be LESS THAN 1% in this market. This has been a trend that has been happening for the last six months.
Rental prices are continuing to increase, twelve months ago, it was rare if a residential property in the Cessnock area was leased for in excess of $400, now this price is becoming more common for certain properties. This reality alone is showing how strong the rental market is. If you are thinking of purchasing a rental property, then this is great time to be investing.
SOUNDS OF THE SPECTRUM
As you may be aware April is Autism Awareness month. The ‘Sounds of the Spectrum” is a variety night being organised in Cessnock to raise awareness and raise funds to assist in providing better educational outcomes for children in the Hunter with Autism.
All monies raised will go directly to Aspect-Hunter School for Autism as well as schools in our local government area catering for children with Autism.
It will be held at the new performing Arts centre in Cessnock, NSW on Friday 14th May starting at 7:00pm.
A spectrum of stars will be performing on the night hosted by NBN newsreader Natasha Beyersdorf. Performers include renowned comedian and “Dancing with the Stars” contestant Fiona O'Loughlin, Australian Idol finalists James Johnston/Thanh Bui and Amanda Streete, Magician Tim Ellis and Sloan’s Dance Academy performers. Chloe Maxwell (fashion model and founder of 4asdkids.com with husband league star Mat Rogers) will make a presentation about their organisation and her life as a mother with a child with Autism. She will also be modelling items at the charity auction which will be held at the conclusion of the event.

FUSE RED BALL
Our staff recently attended the 2nd Fuse Red Ball held on the 13th March and it certainly seemed like everyone had a ball! Once again, Melinda Clark was raising funds for MS, and it sounded like it was a great success, plenty of sore feet the next day.
